Almost $37 million road network to unlock land supply

The Palaszczuk Government is delivering new catalyst infrastructure, unlocking more than 32,000 residential lots in Greater Flagstone and Ripley, boosting land supply and assisting housing affordability.

Deputy Premier and Minister for State Development Steven Miles said tackling land supply challenges was part of Queensland’s COVID-19 Economic Recovery Plan.

“Our strong health response to the COVID-19 pandemic has people moving to Queensland in droves,” Mr Miles said.

“This has put pressure on available land supply. That’s why earlier this year I announced the Queensland’s Growth Areas Team, to help accelerate development and address land supply challenges to cater for Queensland’s booming population.

“The Palaszczuk Government is investing $31 million to deliver two key road projects, Teviot Road and New Beith Road in the Greater Flagstone Priority Development Area (PDA), unlocking more than 27,000 lots.

“We are also investing a further $5.91 million to construct a new road and water main in the Ripley Valley PDA which will support the delivery of 3,000 lots at Stockland’s Providence estate, 230 lots at Cedar Heights and 2,300 lots at Intrapac White Rock.

“Prioritising and investing in critical infrastructure is key to delivering communities that offer more affordable and diverse housing options along with the lifestyle only Queensland can offer.

“The new infrastructure will be key to contributing to land supply and housing affordability in one of South East Queensland’s growth corridors.”

Assistant Minister for Treasury and Member for Jordan Charis Mullen said the population in the Greater Flagstone PDA alone was projected to grow to around 120,000 over the next 40 years.

“Our government’s $31 million investment will not only open up more lots within Greater Flagstone to support our growing population but will allow the construction of New Beith Road to be brought forward, beginning the much anticipated second access road for existing Flagstone residents,” Ms Mullen said.

“Along with an extension of Teviot Road, the $31 million will deliver two key road corridors that will comprise dual carriage ways with separated bike paths and footpaths.

“Importantly, the project will also create more than 165 local jobs.”

Assistant Minister for Hydrogen Development and the 50% Renewable Energy Target by 2030 and Member for Bundamba said Ripley Valley was one of the fastest growing communities in South East Queesnland.

“Our government is investing $5.91 million investment to construct a new road and water main in the Ripley Valley to ensure we have the infrastructure in place to support the significant population growth in our region,” Mr McCallum said.

“Barrams Road will facilitate an improved Translink regional bus route and link the existing road network between Stockland’s Providence Estate and Intrapac’s Cumner Road construction.

“This will connect communities, schools, public transport, cycling and pedestrian networks within the Ripley Valley PDA.”

Stephen Harrison, Development Director Pacific International Development Corporation said this investment by the Queensland Government will help unlock a new growth front for Greater Flagstone and enable additional affordable housing to be delivered.

“It will also result in the acceleration of significant investment by the private sector to complement the road construction works,” he said.

“We’re keen to continue to work with the Queensland Government and Logan City Council to deliver world-class master-planned communities that will promote Queensland’s lifestyle nationally and internationally.”

Michael Stone, General Manager Qld at Peet Limited said today’s announcement from the Queensland government is welcome news for the entire Flagstone community and region.

“This government’s commitment to the region through this type of enabling infrastructure is helping to make Flagstone even more connected to other important commercial and community hubs across South East Queensland,” he said.

“Flagstone is quickly becoming one of the most attractive areas in South East Queensland, providing young couples and families an accessible and highly affordable gateway to home ownership in a community that offers a great lifestyle near to Brisbane city and the Gold Coast.”

Mr Miles said the government’s Growth Area’s Team was partnering with local governments, industry and the utilities sector to tackle land supply issues in SEQ.

“So far they have identified a neighbourhood in Caboolture West as their first pilot site, announced a focus on Brisbane, Redland, Sunshine Coast and the Gold Coast for other future sites and a total of 3,091 lot subdivisions in the Caloundra South PDA has been assessed and approved by EDQ, helping provide land for new homes in the Sunshine Coast community,” Mr Miles said.

“Queensland’s COVID-19 Economic Recovery Plan includes accommodating population growth and creating jobs through important infrastructure projects.”

It is expected infrastructure agreements would be finalised by November with works underway afterwards.
