EOI’s Open For New South Lismore Industrial Precinct

Businesses, investors and developers are being invited to register their interest in a proposed new industrial precinct at 97 Caniaba Street, South Lismore, with around 21 lots planned to create new opportunities to establish, expand and invest in Lismore.

Lismore City Council has opened an Expression of Interest process for the council-owned site giving prospective businesses and investors an opportunity to help shape the precinct and discuss their requirements with Council before plans are finalised.

The proposed development responds to demand for more industrial land across the Northern Rivers and could accommodate a diverse mix of enterprises, from manufacturing and light industry to food and beverage productions and businesses combining production with retail, tourism or visitor experiences.

The land was identified as an opportunity for industrial subdivision following the recent adoption of Council’s Property Strategy.

Director Economy, Planning and Environment Graham Snow said the Expression of Interest process would help Council better understand market demand as well as commence negotiations before finalising plans for the site.

“There is a significant shortage of development-ready industrial land across the Northern Rivers and this site has the potential to provide much-needed space for businesses to establish or grow,” Mr Snow said.

“We want to hear directly from businesses, investors and developers about the types and sizes of lots they need and how they might use the site.”

“This early engagement will help Council refine the proposed subdivision and determine the most appropriate approach for bringing the land to market, which could include the sale or lease of individual lots.”

The current concept provides for approximately 21 lots, although the final layout and lot sizes will be informed in part by feedback received through the EOI process.

The site is zoned E4 General Industrial and has been filled to the one-in-100-year flood level. It also benefits from additional permitted uses under the Lismore Local Environmental Plan 2012, including community, entertainment, information and education, and retail premises.

Its proximity to Lismore and the wider Northern Rivers, along with a connection to the Northern Rivers Rail Trail, creates opportunities for a broad range of enterprises.

Council is particularly interested in hearing from businesses involved in food and beverage production, artisan manufacturing and light industry, as well as businesses that combine production with tourism, retail or visitor experiences. However, interest from all suitable industries is welcomed.
