First lot release marks new chapter for Subiaco Oval

  • First two lots at Subiaco East have been released to the market
  • Lots will allow for two developments: up to 30 storeys; and up to 11 storeys
  • More than 300 apartments expected across the two developments
  • Lots are located on the edge of Subiaco Oval near the western goals
  • One of Perth’s most significant urban redevelopment projects is kicking into gear, with the first two lots at Subi East being released to the market.

    The two lots are located within The Oval Precinct and are expected to generate strong interest; being just two kilometres from the CBD and within walking distance of the entertainment precincts of Subiaco and West Leederville and surrounded by around seven hectares of public open space.

    Near the western goals of the refurbished Subiaco Oval – Lot 1 will allow for a development of up to 30 storeys, with ground level mixed use offerings and approximately 264 dwellings, while Lot 2 will be up to 11 storeys and providing approximately 60 dwellings.

    Subi East will see the rejuvenation of 35 hectares of inner-city land to create a vibrant new north-eastern gateway to Subiaco – one that respects and celebrates the rich heritage of the area, while realising the importance of its prominent location on the doorstep of the Perth CBD.

    Once complete, Subi East will bring 2,700 new homes to the inner-city area, together with additional shopping, dining, and entertainment options, along with ample community amenity, including green spaces, sports facilities, and play areas.

    As a higher density development in a key inner-urban location, The Oval Precinct at Subi East clearly has a role to play in boosting the State’s social housing.  

    Planning for the delivery of social and affordable housing has been undertaken on a precinct scale, with up to 20 per cent of new dwellings at The Oval to be delivered as social or affordable units.

    “Subiaco East is one of the most comprehensive urban redevelopment projects we have undertaken in Perth and having the first two lots released to market is a big milestone.

    “This is an iconic site – right alongside Subiaco Oval where so many incredible football moments are etched into the memories of Western Australians – and I expect there will be a lot of interest in developing these sites and from people wanting to live at this location.

    “The $227 million, multi-stage Subi East development has been the subject of extensive community consultation and careful planning, to bring to life a vibrant urban village reconnecting the city with the western suburbs.

    “Subi East demonstrates the McGowan Government’s commitment to breathing new life into urban infill areas – creating new opportunities for people to live, work, play, and learn right in the heart of our city.”

    As stated by Lands Minister John Carey:

    “We are excited to release the first lots at The Oval, Subi East. We expect there to be strong demand for these sites from developers, and as such expect the highest quality apartment design – bringing both new housing options to the area – but also additional amenity and investment.

    “Subi East is a once-in-a-generation project that will deliver more than 2,700 new dwellings which will cater to a variety of residents and lifestyles.

    “The new lots within The Oval precinct will offer a vibrant, well-connected lifestyle located right on the doorstep of fantastic new recreational and community spaces.

    “With easy access to dining and nightlife options in nearby Subiaco and West Leederville, and excellent public transport connections to the City or Fremantle, we are sure the new release will prove very popular.”

    “The Subi East project is really starting to build momentum. Just last week we witnessed the end of demolition on Princess Margaret Hospital and this week we have the first lots being released at The Oval Precinct.
