One Perth project captured 40% of apartment sales without a single bulk deal

One Cockburn apartment development accounted for almost 40% of new apartment sales captured in Urbis’ June Quarter 2026 survey, recording more than six times the sales of the next highest-selling project, with none attributed to a bulk deal.

The Boulevard Residences recorded 53 of the 133 sales captured in the survey, putting the project well ahead of the next highest result of eight sales.

Jones Realty & Projects Managing Director Steve Jones said, however, the figure that mattered was not simply 53 sales, but the number of separate buyers behind them.

“There is a big difference between selling 53 apartments and having those sales come from 53 separate purchasing decisions,” Steve Jones said.

“A result can look strong on paper if one investor comes in and takes a large number of apartments. That isn’t what happened here. This was buyer after buyer deciding the product and price made sense for them.”

The result comes amid continued discussion about the depth of demand for new apartments in Perth.

For Steve Jones, the June quarter data points to buyers becoming increasingly selective about where they commit.

“The market is not going to respond to every project in the same way. When one project records 53 sales and the next highest records eight, the question becomes why buyers are choosing one product over another,” he said.

“What we are seeing is that there is still real depth in the local market when the price, product and location line up with what buyers actually want.”

The Boulevard is a 185-apartment development in Cockburn Central, currently under construction, with Jones Realty & Projects managing the project’s sales and marketing.

Steve Jones said the composition of The Boulevard’s sales provides a stronger measure of demand than the headline volume alone.

“Fifty-three sales tells you the project had a strong quarter. Fifty-three separate buying decisions tells you something about the market,” he said.

“These buyers weren’t moving as a group. Each had their own circumstances and reasons for purchasing, and they independently arrived at the decision that there was value in the project.

“That is what makes this result important. It shows there is genuine demand for new apartments in Perth, but buyers are selective about where they commit and where they see value.”

Steve Jones said the result should also shift the conversation from whether demand exists to what buyers are prepared to purchase.

“It is easy to talk about whether Perth needs more apartments or whether there are enough buyers to support the pipeline,” he said.

“The more useful question is what those buyers can afford, what they value and what they are prepared to commit to.

“The Boulevard result shows that when a project meets the market at the right point, buyers will respond. Fifty-three separate purchasing decisions in one quarter is a strong indication of genuine underlying demand.”
