SA affordable and social housing pipeline set to capitalise on national housing fund

Tapping into the federal fund – held up by the Coalition and Greens for months – will enable the Malinauskas Labor Government to deliver key projects as quickly as possible and help put a safe, stable and affordable roof over the heads of thousands of South Australians.

Early work on these housing projects has positioned the State as a frontrunner for new investment, as the Commonwealth seeks to build 30,000 new affordable and social homes across Australia in the first five years of the HAFF.

This includes more homes for women and children impacted by family and domestic violence, along with better support for remote Indigenous communities in SA.

Identified as part of the State Government’s A Better Housing Future plan to address the housing crisis, the projects to be put forward for federal support include:

  • Noarlunga Downs (Goldsmith Dr) – 20 affordable rentals and 80 social houses as part of 600 new homes including more than 15 per cent affordable.
  • Franklin Street – nearly half of more than 130 social and affordable homes.
  • Bowden (Second St) – targeting 60 new affordable homes including a minimum 36 affordable rental apartments.
  • Bowden (Third St) – minimum 60 new affordable rental apartments.
  • Prospect (Churchill Rd) – minimum 72 new affordable rental apartments across two residential buildings.
  • Playford Alive (Newton Blvd) – 25 affordable rentals as part of 161 new affordable homes.

Renewal SA and SA Housing Authority will partner with community housing providers, developers and builders to deliver the homes under the National Housing Accord, with the Malinauskas Government to work closely with the Federal Government and housing agencies once the HAFF has passed.

Affordable homes are available to eligible buyers earning less than $130,000 per year as a couple or family, or $100,000 as a single person.

The current price point for affordable homes is $417,000-$479,550 in Greater Adelaide.

Affordable rentals are income-based assessed with rent capped at less than 75 per cent of market rent for a property.

The Malinauskas Government’s $474.7 million housing package to boost supply and affordability also includes:

  • Delivering the first proper increase to public housing in a generation by building an extra 564 public homes and stopping the sale of 580 others.
  • Fast tracking the State’s single largest land release – set to deliver more than 25,000 new homes.
  • Abolishing stamp duty for first homebuyers of new homes up to $650,000.
  • Establishing the Office for Regional Housing to provide key worker accommodation and tackle chronic housing shortages in regional SA.
  • Banning rent bidding, raising bond thresholds and allowing pets in rentals.
