Adoption of Amendments to The Hills Development Control Plan (DCP) 2012 relating to the Planning Proposal at 2-4 Burbank Place, Norwest (18/2018/PLP)

At its meeting of 27 July 2021, Council resolved to adopt an amendment to The Hills Development Control Plan 2012 to apply a reduced commercial car parking rate at 2-4 Burbank Place, Norwest.

The amendments to Part C Section 1 – Parking of The Hills DCP 2012 were prepared in association with a planning proposal (18/2018/PLP) to amend the Floor Space Ratio and Height of Building controls on the land to facilitate approximately 34,725m2 of commercial floor space within a 7-12 storey built form outcome.

Currently, Part C Section 1 – Parking of The Hills DCP 2012 stipulates an applicable car parking rate of 1 space per 25m2 for commercial development at 2-4 Burbank Place. The amendment will result in the application of a reduced car parking rate of 1 space per 60m2 for the land, in acknowledgement of the site’s proximity to the Norwest Metro Station and the changing travel behaviours within this walking catchment.

The amendment does not change the applicable car parking rates for other land within the Norwest Station Precinct more broadly.

The amendment to the DCP will come into force on the date that the associated planning proposal (18/2018/PLP) is notified on the NSW Legislation Website.
