Amendments to The Hills Development Control Plan (DCP) 2012 Part D Section 17 Box Hill North for certain R3 and R4 zoned land within Gables (10/2025/PLP)
At its meeting on 12 May 2026, Council resolved to adopt draft amendments to The Hills Development Control Plan 2012 (DCP 2012) to support a planning proposal (10/2025/PLP) which will permit small lot subdivision developments on certain R3 and R4 zoned land within Gables. The DCP amendments will guide the future application for buildings on this land.
The amendment introduces additional controls to Part D Section 17 – Box Hill North of the DCP which identify the:
- Lot dimensions and setbacks for lots equal to or greater than 300m2 and smaller than 450m2;
- Requirements for a Building Envelope Plan for lots equal to or larger than 300m2 and smaller than 450m2.
The amendments to the DCP will come into force on the date that the associated planning proposal (10/2025/PLP) is notified on the NSW Legislation Website.
