Homes for Queenslanders: More homes, faster at Carseldine Village

JOINT STATEMENT
  • Development application for 152 social and affordable housing apartments at Carseldine lodged with Economic Development Queensland (EDQ)
  • To be delivered through a Queensland first partnership between St George Community Housing Limited as owner and developer, with Bric Housing appointed as operator.
  • Retail and commercial facilities by Deluca Corporation who have been selected to deliver Carseldine’s Village Heart.

The Miles Government has unveiled plans for 152 social and affordable dwellings and a retail and commercial Village Heart within EDQ’s 5-Star Green Star community at Carseldine Village.

In what will be its first Queensland project, national community housing provider St George Community Housing Ltd has lodged a development application with EDQ for the proposed social and affordable housing project.

The $87 million project, within the Fitzgibbon Priority Development Area (PDA), will support 200 jobs during construction which is expected to begin in the first quarter of 2025.

Once completed towards the end of 2026, it will be operated by Bric Housing.

This new housing project is a key element within the broader 15-hectare Carseldine Village being delivered by EDQ. When fully developed in 2028, the 5-Star Green Star Carseldine Village community will provide more than 600 dwellings.

Retail and commercial facilities are also being delivered by Deluca Corporation who will be developing the Village Heart, a vibrant 4,600m2 retail and commercial development comprising a convenience supermarket, speciality retail, allied health, dining, and lifestyle amenities including a gym.

Stage 1 of the Village Heart is a $40 million project which will provide economic growth opportunities for the area, creating 65 jobs during construction and 140 ongoing jobs on completion. Development is expected to start in November and be completed in early 2026.

Later stages of the Village Heart are proposed to include around 200 market residential apartments, subject to development approval, which would add further to the diversity of housing within Carseldine Village.

The development delivers on a key pillar of the Miles Labor Government’s Homes for Queenslanders plan to deliver more homes faster.

Through Economic Development Queensland, the government is identifying options to deliver diverse housing, including social and affordable housing options.

As stated by Premier Steven Miles:

“We need to build more homes in the areas Queenslanders want to live – that means close to public transport, healthcare and amenities.

“In partnership with the community housing sector, we will deliver exactly that in the heart of Carseldine.

“This $87 million development includes plans for 152 social and affordable homes, set to be delivered in 2026.

“It’s just one part of my plan to build one million new homes by 2046, to relieve the pressures on our housing market while planning for the future.”
