The completion of Western Australia’s first micro lot housing precinct has proved so popular that another 16 of the award-winning townhouses are on the way.
The first 11 double-storey homes on Fruin Loop in Ellenbrook were built on green title sites less than 100 square metres in size.
Civil works for an additional eight lots are now complete – of which six have already been sold as house and land packages with construction expected to start soon after settlement. In addition, a further eight lots are flagged for release to the market later this month (April 2019).
The Drummond Precinct micro lots in Ellenbrook will deliver high-quality homes as an affordable alternative to the traditional family home. Initial buyers have included first home owners, professional couples, downsizers and pre-seniors.
The micro lot housing precincts are a partnership between the State Government and LWP Property Group, with the first 11 homes designed and built by Now Living.
The award-winning, two-bedroom homes have one or two bathrooms, courtyards and balconies designed to maximise ventilation, natural light and useable space. One unit was designed for a person with disability and to accommodate a live-in carer.
With an entry-level price point for house and land packages at about $299,000, all of the micro lots are within 500 metres of shops and the future Ellenbrook train station – demonstrating the potential of small lot infill.
The Fruin Loop micro lots in Ellenbrook won the 2019 Master Builders Award for Innovative Construction of Small Lots as well as the 2018 Award for the best Small-Scale Infill Development.
As stated by Housing Minister Peter Tinley:
“The micro lot house and land packages are equally popular with retirees, downsizers and first home owners, demonstrating the true value of housing diversity and choice.
“These projects change our perception of ‘affordable housing’ and challenge other builders to be more inclusive and place home ownership within the reach of more people.
“Buyers have found the low maintenance and uniqueness of these homes, and their close proximity to Ellenbrook Central shopping centre and other amenities particularly attractive.
“Ellenbrook is a key part of the State Government’s METRONET plan, and this project helps to retain and enhance its key role in creating cohesive and connected communities.
“The State Government will continue to work with the private sector on projects similar to this one to improve housing diversity and affordable choices for Western Australians.”
