South Brisbane riverfront to be transformed in city-shaping project

South Brisbane’s riverfront will be unlocked and elevated with the Crisafulli Government selecting internationally renowned property group Lendlease to undertake a once in a generation redevelopment, delivering thousands of new places to call home and a world-class mixed-use precinct.

One of Brisbane’s last remaining industrial riverfront sites, currently occupied by Visy’s glass recycling and manufacturing facility, will be transformed to deliver a vibrant residential, community and economic precinct.

Reshaping of the 7.1-hectare site will deliver more than 4,000 homes, as well as 1.2 hectares of public open space, including riverfront promenades and boardwalks, plazas and amphitheatre-style spaces, parkland and shared pedestrian and cycling connections.

Located 1.3 kilometres from the Brisbane CBD between South Bank and West End, the site is one of the few significant riverfront precincts still available for redevelopment in Brisbane.

The project is expected to support around 2,100 jobs per year during construction and approximately 1,000 ongoing jobs once completed.

The site is expected to be available for redevelopment from April 2027, with planning and pre-development activities to continue ahead of site handover, and the community will have the opportunity to have their say on the proposed masterplan in early 2027.

Today’s major milestone follows the Crisafulli Government reversing Labor’s failed plan to use the site as the broadcast centre for the 2032 Games, after the 100-Day Review found it was unviable and not required.

To deliver this city-shaping opportunity and a place to call home for more Queenslanders at pace and scale, assessment and approvals will also be streamlined, following the Crisafulli Government declaring the site a Provisional Priority Development Area (PPDA) last month.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes.

“The Crisafulli Government is delivering more places to call home, more jobs and more places for all Queenslanders to enjoy.”

Lendlease Development CEO Claire Johnston said Brisbane’s riverfront would be reimagined.

“The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane’s most significant riverfront locations, deliver thousands of much needed homes, and create long term legacy,” Ms Johnston said.

“In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane’s growth and how people experience the city for decades to come.

“This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces.”

Business South Bank CEO Janine Watson welcomed the decision to offer the site to a single proponent.

“This is one of the most important urban renewal opportunities in inner Brisbane, and it needs to be approached with the care and ambition that a site of this significance deserves,” Ms Watson said.

“As more residents, workers and visitors are welcomed into this part of the city, it will be essential that supporting infrastructure keeps pace. That includes public transport, school capacity, walking and cycling connections, green and open space, and the social and cultural infrastructure needed to support a complete community.”
