The most significant urban infill development of its type in Western Australia is forging ahead with the release today of the draft Subi East Master Plan for public comment.
The Master Plan provides the blueprint for revitalising the area between Subiaco Oval and the former Princess Margaret Hospital site, including land along the rail line at West Leederville Station, into an iconic inner-city village and new gateway to the Perth CBD.
The release of the draft Subi East Master Plan underpins the substantial economic and social opportunities to be delivered through the transformational project.
Subi East is expected to generate 2,700 jobs during construction and more than 660 ongoing jobs once fully developed. The project, which will take shape over the coming 20 years, is expected to attract some $1 billion in private sector investment and early works are anticipated to begin next year.
As an inner-city village, Subi East will offer housing choices through apartment living, ultimately to be home to more than 4,000 Western Australians across more than 2,000 dwellings.
Subi East has been designed to meet the needs of families, providing options for multi-generational living as Perth’s population continues to grow with access to high quality education facilities at Bob Hawke College.
This is particularly evident in the draft Master Plan through the careful planning of public realm and design of built form around green corridors, town squares and gathering spaces which could be serviced by cafes or similar.
Large areas of public open space – over 7.5ha – will meet requirements of future residents as well as providing a destination with great amenity for the wider community.
This includes the recently reinstated Subiaco Oval, now open to the general public for the first time in decades.
In developing the Master Plan, a key requirement was for the Subi East project to recognise, celebrate and respect the rich heritage of the area.
To help achieve this DevelopmentWA conducted an engagement and consultation program over more than two years.
The process included surveying 23,000 households and businesses, hosting a series of community information sessions, workshops with industry representatives, design teams, technical advisors and key stakeholders, in-depth consultation with Whadjuk elders and analysing feedback on the vision concept before commencing work on the Master Planning in November 2019.
In February 2020 the Subi East Community Reference Group was established comprising 35 members of the community and special interest groups, who met monthly over a five-month period to workshop feedback to help shape the Master Plan.
Western Australians are now being asked to provide feedback into the draft Master Plan which is open until September 10, 2020.

“Subiaco Oval has now been redeveloped as a joint school and community facility, while Bob Hawke College has been open since early this year.
“Subi East is one of the most significant urban infill redevelopments ever undertaken in WA and the project will continue to build on our vision for this inner-City suburb.
“It will create a new gateway to the Perth CBD, building stronger links between West Leederville, Subiaco and West Perth – contributing to Perth’s continuing development as one of the world’s most liveable cities and creating thousands of local jobs in the process.
“Subi East will be an exciting and vibrant place to live, with great access to public transport, public open space and public education.”
