The State Government is creating a panel of organisations and consortia to provide project management, design and construction expertise to inform the construction of medium-density housing projects on government-owned land.
The Department of Communities has called for proposals demonstrating design excellence and innovation that can maximise the potential of each the five prime sites.
Applicants should have a focus on sustainability and consider water, energy, materials and waste management as priorities, as well as how best to contribute to a thriving community.
The new Medium Density Development Panel is intended to facilitate improved engagement with the construction industry, faster project initiation, and increased design quality.
The panel also aims to reduce the time and effort required to appoint contractors, improve contract management and reduce overall costs of projects.
The department has identified five medium-density sites near train stations and amenities, with yields ranging from 15 to 40 properties. Once the new panel is appointed, all five sites will be suitable for immediate allocation.
The department has discretion to allocate additional sites through the panel at a later stage.
The first site to be allocated will be Lot 801 (110A) Hamilton Street, Cannington. Located 500 metres from Queens Park train station, the 0.7 hectare site presents an excellent opportunity to partner with the State Government to deliver a medium-density residential development.
It is expected that the Hamilton Street project will create about 40 jobs across the course of development, as well as contributing to economic activity in the construction sector.

“The first five sites allocated to the panel will support the delivery of the METRONET Social and Affordable Housing and Jobs package through the development of new social and affordable housing around train station precincts.”
