Proposed LEP changes to allow new roles for former RTA site, and bypass truck stop

Orange City Council is seeking community comment on two proposed changes to the Orange Local Environment Plan.

One proposal (known as Amendment 25) seeks to change the activities that are allowed under planning laws on the site of the former RTA motor registry building at 1 Leewood Drive.

The additional uses being sought include, Highway Service Centres, Take Away Food and Drink Premises, Plant Nurseries, Rural Supplies, Office Premises, Business Premises and Community Facilities. The site is alongside a section of the southern feeder road that’s about to be upgraded.

There is no specific redevelopment proposed at this stage, however a conceptual layout for the site has been included for illustrative purposes.

Future development of the site would be subject to a Development Application in due course and the site remains in the current (IN1) General Industrial Zone.

Another proposal (Amendment 27) seeks to change the zoning of land alongside a recently approved site for a new truck stop in Leeds Parade. The re-zoning would let more fast food outlet be built.

The site at 185 Leeds Parade is currently a mix of two different zonings. The proposal seeks to increase the area of (SP3) Tourist Zone and reduce the area of (IN2) Light Industrial Zone.

The Planning Proposal includes a concept plan to illustrate the proposal. The concept plan indicates a potential for additional fast food outlets to the west of the recently approved truck stop portion of the site.

Any future development of the site would be subject to a separate Development Application in due course, which may differ from the concept plan.
