The proposal involves the construction of a secondary dwelling towards the rear of the lot. The proposed dwelling comprises 4 bedrooms, 2 bathrooms, a laundry, and an open plan kitchen/living/dining room. A verandah wraps around the southern and western sides of the dwelling. Pursuant to State Environmental Planning Policy (Affordable Housing) 2009, secondary dwellings are limited to 60m2. The proposed dwelling measures 180m2 (including the verandah) and a Clause 4.6 variation (Local Environmental Plan 2011) has been sought to vary this maximum standard.
