New rules for short-term rental accommodation

Changes to the state’s short-term rental accommodation (STRA) rules are set to create opportunities for more Clarence Valley property owners.

Clarence Valley Council Director of Environment and Planning, Adam Cameron said the raft of changes by the NSW Government would affect some property owners of short-term accommodation in the Clarence Valley.

“Changes to the short-term rental zoning will affect residents in a low-density housing zone,” Mr Cameron said.

“These properties can now be rented for 180 days per year, creating opportunities for people in these low-density zones to rent their properties if they want to.

Maps of these zones in the Clarence Valley are available on the NSW Planning Portal site for people to check how these changes affect the short-term rental of their property.”

The new rules apply to houses, units, and terraces, but not to mobile dwellings.

All property owners who do not already have formal Council approval and who want to rent out, or intend to rent out their properties for short-term accommodation will now have to:

  • register their property via the NSW Planning Portal;
  • comply with fire safety requirements; and
  • agree to follow the code of conduct.

Short-term accommodation means a dwelling used by the host to provide accommodation on a commercial basis for a temporary or short-term period. STRA is often facilitated through online booking platforms such as AirBnB, Stayz or Booking.com.
